Renters will be in sole posession of the house, have unrestricted access to the lower and main floor (except for owner's storage closets), and, by prior arrangement, to the top-floor cupola. Owners will not be in residence. No meals provided, but renters may prepare their own meals in the kitchen. Peak Season (May 27-Sept. 11): Per week: $2,995/week Memorial Day, July 4 week and Labor Day (Sept 5) week: Rate will increase 5%. Off-peak rental: We may consider renting the property on the Exclusive Occupancy Plan for one- or two-week periods during the off-season (prior to May 27, 2005, and from September 12, 2005 to May 25, 2006). Additional cost is $75 per night. Cupola includes a basic kitchen (sink, range, microwave oven, toaster, refrigerator, counter, barstools and utensils), two recliners, folding chairs and cable 19" TV, plus a single inflatable bed available on request. Quoted rental rates include the following utilities, amenities and services: Fully furnished home including living room, dining room, three bedrooms (with full baths and decks), queen-sized hideabed couch in the living room, towels, bedding (pillows, blankets, bedspread, and linen), washer/dryer, laundry detergent, fully equipped main kitchen (including refrigerator, 4-unit range, convection/conventional oven, microwave, toaster, garbage disposal, dishwasher, dishwasher detergent, basic silverware, dishes, glasses, utensils, pots and pans), hot and cold water, electricity, central air-conditioning, vacuum cleaner, single-line telephone (with outgoing calls limited to local area, LD by calling card only, incoming calls may be received at (409) 632-0866), cable TV (including premium channels in master bedroom, living room (both 27" sets with DVD), plus basic cable in both guest bedrooms (13" and 17"), CD player/radio piped throughout the common areas, security video system, Brinks fire and security monitoring, trash collection once a week (Monday mornings before 8am), elevator for wheelchair accessibility. The top-floor cupola includes a basic kitchen (sink, range, microwave oven, toaster, refrigerator, counter, barstools and utensils), two recliners, folding chairs and cable 19" TV, plus a single inflatable bed available on request. The following equipment will be provided on a "best-efforts" basis upon request: desktop computer, printer, scanner, fax machine, Xerox copier, telephone answering machine, high-speed internet service (wireless), exercise bicycle available at no additional charge. Portable or pull-down screen and DLP projector available for $15/hour. Given the temperamental nature of high-tech devices, we do not guarantee that they will be functioning during your stay nor do we offer tech support if they should malfunction or if guests don't know how to operate them. We will make a "best effort" to keep them in working order. However, no refunds, discounts or allowances will be made in the event of equipment malfunction. Guests agree to leave the property clean, tidy and ready for the next guest: all dishes washed and put away, countertops and floors cleaned, all food removed from refrigerators, all trash deposited in bins provided, carpets vacuumed, all linen washed and beds made prior to departure and check out. A cleaning deposit of $300, collected prior to occupancy, will be returned if these conditions are met. Deduction from such deposit will be made to the extent that maid service is required to clean the premises and prepare them for the next guest. If maid service (daily, bi-weekly, weekly or check-out) or linen service (beyond the initial supply of clean linen provided) is desired, let us know and we will put you in touch with recommended providers of such services. General Policies: We rent on an Exclusive Occupancy Plan primarily to family groups (defined as parents, grandparents, children and extended family members) or to well-established corporations (with invitees including corporate officers, directors, senior executives, corporate guests and their families). One or more responsible adults over the age of 30 must reside at the property for the duration of the lease. No more than 16 persons may be on the property at any given time, and no more than 8 persons (including children over the age of 2) may remain overnight under any circumstances. Recreational vehicles may not be used to increase overnight occupancy beyond 8, nor may such vehicles be connected to electrical or water outlets on the property. Tenants and their guests are expected to behave in a lawful and proper manner with due consideration for the neighbors' right to quiet enjoyment of their properties. No fireworks or firearms may be discharged on the property. Other than to the aforementioned corporate tenants, we do not rent to non-family groups including unmarried young adults, high-school or college students or other non-family affinity groups. The property will be patrolled on a regular basis and should a violation of these policies be found, the group will be subject to immediate eviction with NO REFUNDS OF RENT.
