Bed and Breakfast ( B and B) Plan:

Shared occupancy; owners will be in residence; other guests may be present. Rent one, two or three bedrooms on a per/night basis. Breakfast and linen service will be included in the rental rate. Lunch and dinner offered at additional cost by prior arrangement or access to the kitchen may be offered for an additional $30/day. Guests will also have access to the lower deck area, dining room, living room, decked balconies, canoe and fishing tackle (use at your own risk). Access to the top floor cupola by invitation only.

Nightly Bed and Breakfast rental rate per guest bedroom varies according to season:

*Rate is 10% higher for master bedroom which includes 27" cable TV and DVD player, large, 3-head shower and 2-basin vanity.
Sofa hideabed (queen-sized) available for an additional $95/night if at least 2 bedrooms are occupied by the same party. 2 inflatable beds are also available for an additional $25/night.

*Galveston hotel/occupancy tax of 15% will be added to the nightly rate.

Quoted rental rates include the following amenities, utilities and services:

Exclusive use of centrally air-conditioned, fully furnished bedroom with queen-sized bed, full bath, walk-in closet or spacious armoire, cable television, and semi-private deck. Towels, bedding (pillows, blankets, bedspread, and linen) will be provided without maid service.

Breakfast to order, including choice of bacon and eggs, cereals, fruit, pancakes, toast, pastries, coffee, tea, hot chocolate, milk, orange juice. Table d'hotel lunch and dinner may be available by prior arrangement for an additional $18/person per meal. Access to the kitchen may be offered at owner's discretion for an hour at mealtimes for an additional $30/day provided guests clean up and wash dishes after use.

Shared access to living room (including 27" cable TV and fireplace), dining room, covered front veranda deck with chairs, lower covered patio and outdoor shower and toilet, front lawn and adjoining bay beach. A variety of board games, cards, puzzles and kites are available on request. Books from our library may be borrowed during your stay with pocket books available for exchange. By mutual agreement among the guests and owners, a DVD movie may be shown in the evenings, projected on 7 ft. screen in the living room.

The following equipment will be provided on a "best-efforts" basis upon request: desktop computer, printer, scanner, fax machine, Xerox copier, telephone answering machine, high-speed internet service (wireless), exercise bicycle available at no additional charge. Screen and DLP projector available for $15/hour. Given the temperamental nature of high-tech devices, we do not guarantee that they will be functioning during your stay nor do we offer tech support if they should malfunction or if guests don't know how to operate them. We will make a "best effort" to keep them in working order. However, no refunds, discounts or allowances will be made in the event of equipment malfunction.

Canoe, life preservers and fishing tackle available for $30/half day for 2 people. (Use at your own risk.)

Additional amenities: Washer/dryer, laundry detergent, single-line telephone (with outgoing calls limited to local area, long distance by calling card only), cable TV (including premium channels in master bedroom, living room (both 27" sets with DVD)), plus basic cable in both guest bedrooms (13" and 17" sets), CD player/radio piped throughout the common areas, security video system, Brinks fire and security monitoring, elevator for wheelchair accessibility.

The top-floor cupola is available only upon invitation by owners and includes a 360-degree widow's walk, basic kitchen (sink, range, microwave oven, toaster, refrigerator, counter, barstools and utensils), two recliners, folding chairs and cable 19" TV.
